Open Question: Yardi Professional Property Management 3.0 prints blank page with barcode: How do I fix this?
I use Yardi Property Management 3.0 software at work and it seems quite often that it gets in a groove where it will print a blank page with a single barcode near the top any time I try to print something. The only way I've found to work around it is to restart windows (simply closing and restarting Yardi and Microkernel Database does not fix it). Does anyone know how to fix this? Thanks! (more...)

Open Question: Landlord wont fix roof and blames Condo Management?
I rent a condo in NJ and my roof has been leaking since September. It has made the apartment some what uninhabitable and ruined my personal property. I notified my Landlord on 9/10/08 about the leak. Since then the condo association sent a maintnence man ( not a roofer) to look and try to fix the problem. Of course he never fixed it and the leak got worse. I notified the landlord at least 6 times and nothing was ever done. On 12/21/08 I sent a certified letter stating that I would cease rent payment until it was fixed and that I would be putting in a claim for a rent abatement on all rents paid from date of notification (less the ample time alloted for him to fix it ). On 12/24/08 Landlord left me a voice message that he got my letter and acknowledge the leak problem since september. He then said that it was not his problem because the management company wont let him on the roof and my beef was with them. As of today 1/7/09 the roof is still leaking. I have not paid rent and dont intend to until it is fixed. Honestly if he was living in the apartment , he would have made sure it was fixed a long time ago. ( I had a similiar problem when I first moved in, the AC wasnt working, it took him 2 months to fix and that was not a management issue. Plus I had to carry the ac unit up and down stairs). In a court of law does his claim of the Condo Management being responsible , hold any water ( no punn intended). There is nothing in the lease about condo being responsible and as far as I am concerned he has responsibility to me as a tenant. If Condo Managment prevents that responsibility then thats his problem. Any answers or further advise would be greatly appreciated (more...)

Open Question: Plumbers moved my fridge and now the door won't shut?
I am leasing an apartment, and the condo association demanded that they bring in a company to repipe all the water lines. So they came yesterday while I was at work, and did the plumbing, made a lot of holes in ceilings all over. And they also apparently moved the fridge. When I came home, the fridge door was open, I could see the light from the inside of the fridge. The door won't shut all the way. It's as if the door is not sitting correctly, not even with the frame of the fridge. The underneath the fridge I can see coil pan and it looks bent, and that's not sitting even either. The company said they will get a maintanance person to come in and try to fix it. If they are unable to fix it, they will probably have to replace the whole fridge. The thing is the fridge is brand new, maybe 6 months! And the fridge is not ours, as this is our rental unit (private owner). I wonder if they will really replace the whole fridge. Anyone experience bad plumbing/construction on their house where there was damage done? I'm not sure what the protocol for this type of thing is. We have contacted the property management hired by owner, and they told us to take pictures and that they will go after them. So essentially it will be up to the management company in what happens. I can't help but worry a great deal about the fridge and my food in it. I lost little bit of food yesterday, but it was very little bit of food lost so I am not going to request that they pay for it. It's actually the drain pan, and not the coil pan that looks uneven on the front. I wonder if leveling the fridge, which this is the first I hear about this will fix the door. It seems to me these guys didn't know how to move the fridge. (more...)

Open Question: I received a letter from my management, Don't quite understand it. Can someone help me?
The letter goes like this. This letter is to notify you that apartment building which you reside in has been or will be substantially rehabilitated pursuant to the Palo Alto rent stabilization ordinance. A petition for " Exemption for Substantial Rehabilitation" has been filed with the City of Palo alto-Rent Stabilization board. The petition details the Capital Investment made by the owner of this property. Me: I am worried i didn't understand. Can someone explain? (more...)

I have a job offer, they want to know what my salary requirements are. I have no previous property management experience. I do have military experience drawing up contracts. Open Question: How to Get Ex-Husband off Rental Lease?
My husband and I also rent with another femal friend (we three have our names on a 12-month rental lease for an apartment). My husband and I are separating and I think he'll take off to Korea soon (he's from Korea). What do I need to do to get him off the lease? Me and my friend will continue to live in this apartment. Do I just simply tell the property management that he no longer lives here? Is it considered "breaking the lease" if he leaves, even if we two are still living here. In other words, do all three of us need to remain on the lease for the 12-month period? (more...)

Im not sure what to think.But Ive ben behind on rent and the landlord a sweet heart shes giving me times to get up.So twice she has locked me out and she posted a letter before we talked about giving me time.I would go and we chat.Thats all she never done anything regards with my things.Just locked changed.Well today I walked in the apt and someone was there they broke my bed and pissed all ove rth restroom. It was horrible.I feel like I was robbed and I was with tiny things.I just not sure what to think about this now? I want to call her.This is her property its not like her to send people to do this mess.The locked was fine nothing wrong.And my window was open a crack just like I left it.I always leave it open and when the guy came last time to chaange my lock he closed my window.Im on teh 6th floor.Im just saying that they would had closed it if they were thereHelp me! I feel like I was robbed but Im late on rent this is really odd to me.Its Monday and the management is off off weekends.So happen sometime friday -sunday. me either. The locks are the same no damage but she would had change them if she had someone sent.And I know those guys too.They are nice they wouldnt had messed up the place. ok i called landlord now.. she said she did have someone go in a locksmith.ha well my bed broke so no worries about getting my things. she said I dont care about some chairs.I think this was silly to have them pissed all over (more...)
