Open Question: I have ruined my marraige...what do I do?
I left my husband thinking that I was so certain that I did not love him anymore and I was truly excited about seeign other people. He also has the kdis full time and i only get theme every other weekend. I also left the house that I grew up in...it was my fathers house but its now his as he bought me out of it. Its been over a year now and now I am thinking of going back but I do not think he will ever take me back again after all I have done to him. He recently said that I will never ever touch him ever again after he read en amil from me and a male friend that I had about having fun in bed together. I still have feelings for other people that I left him for and they stuill show interest in me and some are much younger then me...i am 35 and i talk to an 18 yr old sometimes from teh united kingdom...i am jsut so confused...what do I do? In march my lease is up...i paid 9000 up front so I dont aghve to pay rent for a year wiht the money he gave me for the house. But now ill have to pay rent, child support I cant do it! I also drink alot and have anger issues and did drugs. I compltely messed up. How can I start picking up teh peices?

Open Question: Truck Rental for a Cross Country Move?

We are moving from San Diego to Maryland and are researching truck rental companies. Anyone know of any affordable companies that lease out a truck for a cross country move.
We arent looking for a Moving company really because we are doing all the packing and driving ourselves.

Open Question: my renting contract reads this?
26. Holdover by Lessee. Should lessee remain in posession of the demised premises with the consent of the lessor after the natural experation of the lease, a new month-to month tenancy shall be created between lessor and lessee, which shall be subject to all of the terms and conditions hereof but shall be terminated on_________ days' written notice served either lessor or lessee.
Because this was left blank on my contract do I need to give 30 days notice?

Open Question: If landlord delivers 60-day notice to vacate in California, can you leave at anytime within the 60 days?
A friend received a 60-day notice to vacate last week from their landlord. They are in a month-to-month lease and have lived in the house for more than a year. Hence they have 60 days to leave instead of 30. Now that they've received the notice, can they leave anytime they want or do they have to provide the landlord with 30 days notice of their departure. My friend wants to get out ASAP and would like to vacate in two weeks. They don't, however, want to have to pay rent for the next 60 days if they leave early.
Also this 60 day notice was delivered because the owner plans to sell the house and not due to any fault of the tenant.

Open Question: Does anyone have any experience or info or rent to own (lease to own) housing?
We are looking to buy and want to know how this works and if it has been worthwhile for anyone. Either as a buyer or seller.
Any ideas on how I would approach the seller with the idea? A letter, a phone call, face to face? What would I say?

Open Question: Should I allow a tenant to be removed from the lease?
I asked this question earlier, and got 2 great answers, but I'm looking for a few more opinions, from landlords or even tenants who have been there.
Rent out a 3 BR TH to 4 women, and one woman has a child. The woman and the child have the basement, the other 3 the bedrooms. House is very cluttered, very messy. Not too thrilled with it, I know at the end of the lease (May 2010), I will have to do a lot of work on it.
One tenant came to me asking to be removed from the lease. She would like to move out. She has the agreement of those on the lease. All tenants are employed. One is military. I'm not too worried about rent. It seems she just does not get along with the other ladies, and living with a child is more than she bargained for, with noise and rent.
I'm hesitant because she seems to be the only one who cares about the house. But she did take initiative to get the other tenants to agree to her departure. What should I do?
Wow jocasa, that sounds like her! But there is only 1 child there. That I know of.

? Sales
To find out my sales figures I decided to find out what is the average spending of each customer, than I multiply this figure by the average number of customer which I expect to have each day. The average spending of each customer would be £3.5 (piece of cake a cup of coffee) and I am expecting to get about 8 customers per hour. To make my calculations more accurate I decided to visit on of the competitive business which is located in different part of town centre. The main reason of it was find out how many customers they could get within one hour. This research confirmed my predictions, however I am excepting to sales will increase during summer months and Christmas time
? Rent
My premises is located in market place. By locating my business in such a populated place there is going to be much better opportunity to get more customers because there is a wide range of shops which attract many people. Rent costs me £16,992 per annum.
? Wages and employing staff
I want to operate my business by myself, however, I will need to employ two members of staff. I will need one full time worker to help me operate the business in general and a second employee to work during the lunch time hours to help with preparing snacks and lunch dishes. I will offer them temporary, 12 month contracts, the first contract on a 40 hour per week plus overtime basis and a second contract on a 20 hour per week plus overtime basis.
? Gas and electricity
My figures show an average expense for a small catering businesses.
? Telephone and Internet
I need access to Internet and phone to contact with my supplies and make orders. I decided to get telephone and internet form Talk Talk. It costs me just 16.99 and this price includes unlimited phone calls to UK landlines in the evenings & weekends, 36 international destinations, TalkTalk customers anytime and free broadband.
? Advertising
The advertising of the business in first two months (January and February), would cost £110. This included printed leaflets and advert in local newspaper. In next months it would decrease to £6 and this amount include advert in local newspaper.
? Office expenses
My office expenses includes small expenses like toner carriages, printer paper, postage etc.
? Lease of equipment
Lease of assets
It allows my business to use an asset without having to buy it. I do not have to put up large sums of capital to be able to use asses and I can exchange the asserts for a more modern. It is good option for me because my capital is limited."
