Resolved Question: I understand that you may not live in my area but...?
My parents are getting older, and are requesting to move in with my husband and two children. I have looked on local websites, but I'm not really good with the internet. I'm looking for "mother daughter suites." As in there is a completely separate living space for the elder parents to live. So we don't have to share a kitchen or common living space. I'm looking in Central pennsylvania. I understand that probably none of you live anywhere near, but maybe you're better on the internet and can help to find any available homes in my area. I'm not sure how I feel about the idea which is why I haven't called a realtor. Any help is appreciated. Thanks in advance. I doubt any of you will check back with this, but I have to add..........My parents are only 56 and 57 years old. We are very open and I know about their health problems. Which are somewhat mild compared to most. Just had to put that out there. I think that they'd be living with me for an awful long time at this point. (more...)

Resolved Question: businesses financing with no collateral. ?
I am 18 and I live in a college town. I have years of experience in building, and lots of local ties. I want to build some 4br 4 bath houses to rent to college students. I talked to a realtor today and he said he could have signed contracts by the end of the week. Comp. rates in this area are 375 to 400 a room, making 15 to 16 hundred a month. I have the location and blueprints for the houses; est. building cost with lot per unit is 120,000. How can i get financing for a project like this with nothing to put down? Are there any sba loans or any alternative means because it is doubtful i could get any money from the bank? Any help will be appreciated. (more...)

Resolved Question: How do I get a bank to waive a defeciency judgment?
I have 4 garbage "investment" properties that I found out were gotten through fraudulent means by the broker - Per the local authorities, it wa fraud - this is fact so don't ask how I know. I've listed them 3 times over 2 years with realtors and also secured short sale offers from an investor - they were rejected. I'd like to deed in lieu or short sale if I ever get another offer but they don't want to do it. I have my home in and two legitimate properties in an adjacent county. So can they file liens on my property in another county if they get a deficiency judgment? These are garbage, I owe say 56-62k on them and could get $1K - $20k if I was real lucky so whats the chance of the bank going after me for these amounts with all the stuff going on? THANK YOU! Resolved Question: Can A Realtor Enter Your Home Without Permission?
We have our home listed with a local "flat fee" service. That means that while we do have a lock-box on our front door, if a Realtor wants to show our home, our listing states they need to contact us directly. Earlier this week I had a Realtor call my cell phone but did not leave a message. (I Googled the "missed call" number to find out who it had been). When I got home about 3 hours later, a closet door was open and some lights were on. I'm quite sure the Realtor showed the house without our permission. The first issue is that our home was not show ready (dishes in the sink, etc) but the bigger issue is that we had jewelry and bank documents sitting about. Normally these are things we take care of when we know someone is coming to look at the house. I've called the Realtor twice and she won't return my phone calls. What should I do? Expert, thanks! That's kind of what I was told when I listed. We DO actually have it in the listing on the MLX that they can call, leave a message and THEN show (which I have no problem with) but this lady did not leave a message. The only reason I knew it was her who called is because I Googled the "missed call" that showed up on my phone and it lead me to her. Resolved Question: How many classes should I register for, if I work full time?
I am a junior at my local university, last semester I had to with-drawl from three of my four classes because of a new job that i started. Currently, I work a full-time job at night and Im a realtor during the day. I want to finish up but I have to work to pay off my bills. I'm currently register for 5 classes which equals 15 credit hours next semester, is that to much for me or should I just sign up for 3 classes? (more...)

Resolved Question: Can you name some nice areas for home buying in Mobile, AL?
I am likely to be relocating there in the near future. Specifically, name some neighborhoods or subdivisions that are regarded to be nice. Also, if you happen to know, please mention where desirable school districts are. I'm not just looking inside Mobile alone. I'd also maybe take into consideration areas like Daphne, Saraland, or Fairhope. And FYI, I'm looking at 200K and down. When I say nice I mean nice, safe, friendly, and clean..... not Better Homes and Gardens nice. Obviously, as the time comes I'll be getting a realtor involved. Resolved Question: Realtors and the cars they are required to drive...why?
One of my neighbors is a Realtor who has three cars:a '77 Chevy Nova coupe, a '07 Honda Ridgeline "truck", and a '89 Olds Toronado... He owns his own realty firm here in town, but now the local board of Realtors is harassing him because of those cars he drives...he's sold more homes in the area than those fellow Realtors affiliated w/ the "big-name" companies(Century 21, Prudential, Coldwell Banker, etc.), and the clients tell him to NOT sell those cars because he emotes the "small-town" feel, while his "friends and colleagues" are driving around in their Lexuses, Infinitis, and Lincolns and making fun of his "junk"...I think they're JEALOUS, and yet they act like Donald Trump(all "hoity-toity" and stuff like that)...and yet he will NOT give up those cars... The board has gone so far as to threaten to revoke his city's business license(AND Chamber of Commerce membership!) simply because he will not "toe the line" and drive a "upscale" car... Is it a REQUIREMENT for ALL Realtors to drive ONLY "upscale" cars, just simply to uphold/maintain a certain "image"? I also apologize to ALL Realtors nationwide for asking this ?, but my neighbor's just sick and tired of this "rule", especially here in the L.A. area... Please explain...thanks... I didn't say it was the law in your state/county/city or town, but it's just ludicrous that any Realtor has to "toe the line" and drive something as part of his work just to make his "friends" happy...I do agree w/ that last answer, though... Resolved Question: How much should I ask for the house I am renting ?
Here is the local situation. On my street we have five houses for sale vacant. The home across the street and immediate neighbor's house have been vacant for about a year and a half. The price of the home next door has been reduced from 149 to 139 and is now going for 129. The neighbor's house is only 50 square feet less than the house I live in now. The owners of the house I live in LOL are trying to tell me they will sell this house for 159,000. I laughed to myself. There is no way in this market that they can sell at that price. This house was built in the early 1990's and needs so many updates. All the fixtures in the bathrooms and lighting for example need to be updated. The plumbing needs fixing and there is damage to the carpeting and ceiling. Patching needs to be done in the closets and kitchen. My father is a contractor and he did an estimate of approx 10 thousand dollars in upgrades including gutters because there are none on the front of the house. Can a realtor give me a rough figure of what I should offer in my siutation. All the homes on this street have attached garages,heating, a/c, gas, fenced in backyards and fireplaces. What seems kinda strange is the house i am renting doesn't have gutters and it floods the whole front porch and yard area every time it rains, in fact it has rotted out the front port hole window because of it. This landlord is not very pro active in upkeep. I have actually upgraded things myself and landscaped the yard. The neighbors say it looks 100 times better than it ever did when the owner cared for it. I have painted the whole inside with a higher quality longer lasting paint and put up window treatments that look much nicer than the 1990's crap that was still in it when we moved in...but I am not going to spend any money doing expensive upgrades until we talk purchase.
