I live in Zanesville, OH and I have dreamed to live on a ranch with horses down in TX. Im currently 18 and working at Arbys even though im a certified dog groomer and doing online courses for my associates degree for veterinary technician. I would like to show/breed dogs and horses, start an all animal rescue, and also start a grooming salon. Open Question: Will we be able to get a mortgage loan?
My husband and I want to move to his families ranch and buy a double wide, but we are having some credit problems. A couple months ago, his score was in the mid 600's and we weren't worried about it, but we checked last night and one score is 600 and the others are like 530. We are stressed out about it, wondering if we will qualify for anything. We have a 10% down payment for the house we want, and his debt/income ratio looks really good. His credit had 2 negatives, hospital bills from 2005 but only totaled $425. We just paid them off, and he also has one hospital bill we are making payments on. ($1400). All of his vehicle loans(2) look really good. One is paid off, the other is not, but in good standing. Do you think it's still possible to get a mortgage loan? Is it easier on a mobile home than a house? Any help would be greatly appreciated. (more...)

Open Question: I am 5 foot 4 I weigh 215 pounds what is the best way to reach my goal weight of 140 pounds in under a year?
The worst part is i can't really excersize much It is too cold for walking because I have a two year old and no one to watch her it would be innapropriate to bring her out in such cold weather. I can't afford a gym membership or gym equipment. My plan is this please give me suggestions or let me know if u would think this would work or not. Excersize -At least an Hour a day fast paced cleaning house -Active Play with my toddler aka tickling, chasing her around the house, etc things that keep me moving. -Walk away the pounds dvd every other day -At least 2hours walking outdoors a week if my husband can watch our daughter -100 jumping jacks daily -Yoga at home Also to help im getting this thing that you put around your waist that is supposed to help you burn calories through sweating not sure what it is called, and I am buying Alli to help aid me with my weight loss. Food An Example of a day.... 8:00am -Bowl of Kashi Cereal and Vanilla Silk Milk or Carnation Breakfast -Cup of V8 Fusion -Apple 11:00 am -Salad, Fat free ranch on the side not on the salad. Egg whites in salad and serving of walnuts. -or Tuna on Whole Wheat Bun -Water with one packet Crystal Light 1:00 pm -Quaker Rice Cake as snack -Grapes 3:00 -Celery Sticks -Kashi Granola Bar 5:00 pm -Turkey ON Wheat Bun -serving size of Baked Lays -Kashi Cookie for desert Water,Water,Water all through the day about a gallons worth. also will be taking a multi vitamin. So what do you think? (more...)

Open Question: Can you remove your name from an auto loan?
A few years back when my husband was in college, his dad signed helping him get a car. I believe that my father in law is the primary loan holder and my husband is the cosigner. When we moved to the ranch, we needed a 4x4 so my husbands dad took over payments and kept the car. We bought a truck. There was never any change to the loan, but now we are thinking of buying a home in town, and it is still on my husbands credit. It won't be a huge deal with his income, but we were thinking we could get a better rate if we were able to get his name off the loan. Is that possible? Or is it going to be there until the car is paid off. If so, does anyone know how you go about taking your name off a loan? (more...)

Resolved Question: Cost of updating to grounded (3 prong) outlets?
I am closing on my house in a few days and just would like to know about how much it is going to cost to upgrade the outlets that are not grounded (bedrooms and living room). The kitchen and bathroom already have grounded and GFCI outlets. If I was to guess I would say I am looking at 8-10 outlets I need to get switched over. The house is a ranch style so all the outlets are on the 1st floor. I will be using a company to do it and I would just like to know a rough estimate so I have the money put aside. I would call but they usually want to come to the house to give an estimate and since I am not moved in yet I can't do that. For some added info: I believe the house was built around 1956 It has a newer electrical panel No it is not an "easy fix". It will require running a new (grounded) wire to each of the outlets. Just installing a 3 prong outlet doesn't mean it is grounded. Also if you do it yourself and don't follow code and your house burns down, have fun trying to collect insurance money if they discover that is the cause. I have read about doing the update if it had metal boxes, but that is not necessarily a reliable gound. (more...)

Open Question: this questions is about horses and i seriously need your advice...?
alright this is going to be long....... i moved to a new house around the city of brampton and i was living in a partment before. i am a exploring type of person and when i was exploring around my neighbourhood i saw a road with no houses on the sides it looked like the country side of brampton so i went riding my bike around the area i saw farms/ranches little ones and then when i went around another town forgot the name i saw a farm with horses. these horses wont come up to me when i clicked with my tongue they seemed afraid once the owner of the ranch came they stared me down in their car which freaked me out and looked like they were gonna shoot me. they didnt by the way/ any who i wouldnt leave because the horses didnt seem happy to be living their they seemed like they were abused their were three two bays one chestnut they didnt seem skinny much they seemed healthy acording to weight but they werent clean they had cuts scares and when the owner came throught the gate to see them they were backing off and were scared of that person and the owner had more horses aroung the back of the barn and they were skinny abused and with cuts. THATS MY FIRST STORY NOW MY SECOND ONE.\ i am actually supposed to tell you this one first instead of keeping on going staright i turned the next day i turned ...*cough* these horses in a pasture were private horses they are owned by meadowlark stables i am really starting to get close with these horses one horse a palimino is the only horse that really comes to me each day they are getting more and more closer to me. im feeling like meadowlark isnt doing anytrhing but just giving them food and water in the pasture they are all dirty and look like they havnt been aroud humans i dont think they even exercise them yes i know its not my problem but it bothers me and i need to know if they care for those horses in the pasture... i need your advice on what i should do to save these horses (more...)

Resolved Question: Help Loan source - Bridge, Mortgage, Equity?
I am a 67 yr old widow wants to sell my home & buy new condo. How do I go about it the best way? Scenario: Sell Ranch Home - very desirable location one acre lot Home has no mortgage Market & selling price are down (that's ok, it is still do-able) My disposable cash is about ½ of the condo cost Condo is new & builder will take contingency (is this a good idea for me or does it increase the cost I might have gotten?) I've never sold or bought a home (we built it) and I'm lost here with what direction is best for me. I want to go ahead & market my home & buy the condo. My goal is sell the house - buy the condo and to have NO mortgage when the dust settles. Here are the options I see open to me to obtain less than half the money needed to buy the condo. 1. Withdraw some 401k money (I have not tapped any yet) 2. Get a Home Equity loan & pay it up when I sell my house 3. Take a mortgage (is there a fee to pay it back right away?) 4. Check into a bridge loan? (can I pay it right back?) 5. Forget the condo and just move to an apartment. If it matters, I live in Wisconsin I sure wish there was a class to take for seniors downsizing. The biggest problem for me in todays market is simply the fear of doing this alone and wrong. Yes, I will get a lawyer and yes I will hire a RE broker but I have done neither one yet. Thank you in advance for any help. (more...)
