Open Question: Locks changed and I cannot retrieve my belongings?
I moved in with my girlfriend to her house 1 1/2 years ago in North Carolina. Recently the relationship soured and I informed her that I needed to move out. I took some belongings one day. The next day I returned to retrieve more belongings and found the locks being changed. We never had a lease or rent agreement. I paid her $500 monthly to help with the bills. She never stated that the amount was insufficient. I contributed to the maintenance of the house and property as required. She will not answer my phone calls or return messages. Now she claims that she went through all the utility bills for the time I was living there and that I owe her a large sum of money after which I will be allowed to retrieve my belongings. Can she legally do this or is this a form of extortion or blackmail? My arrangement does not qualify for common law marriage. The local sherriff says that she does not have to let me on the property. She will settle (so she says) if I pay her money. I wonder if that is really true. Why do people have to be so mean and not try to cooperate so there is no further stress? (more...)

Open Question: Roommate is subleasing room from me. She pays higher rent then I do ... was I under any obligation to tell her?
this information when she moved in? I lease a house and decided to sub-lease 2 of the extra rooms in the house. I have a lease addendum from my landlord stating that I can legally sub-lease the rooms. I have furnished the entire house (sofas, tables, tv's, washer & dryer, etc.) I also look after all of the dealings with the landlord and all of the paying of bills, etc. We split the utility costs but all of the utilities are in my name. I hold most of the responsibility for the house. So I decided to rent one of the rooms for $50 more then 1/3 of the rent would be and the largest room for $100 more then 1/3 of the rent. The rent is a fair price for the room, house & neighbourhood. I thought it was fair because the roommates are using my furniture and have use of all of the ammenities. When they moved in they signed a sub-lease with me & had no problem with the price but since have been snooping and found out they pay a little more then me. Now they are saying that they have a legal right to see the original lease and that we have to correct the difference in price. I was under the understanding that I could rent the rooms for whatever price they were willing to pay. If they agreed to it and signed a sub-lease with me. Ethically I feel the price was fair to everyone. What are my rights with this?? (more...)

Open Question: Which credit cards to pay off first?
I have 6 credit cards that I've been trying to pay off the last 3 years. I had a 50% pay cut in work 2 years ago& have to pay $120/wk for health ins. through my work and the year before the cut, I had to have a major operation and had to put some of the medical bills on the 2 credit cards of the major credit cards I had. At the time, they both had a zero balance and both had a $10,000 limit. since putting the medical expenses and surgery on them, I've never used them for anything else. I apid $20,000 to the hospital directly from my pocket on top of putting the rest of what was owed on the 2 cc's; the hospital wouldn't budge and at that time, I had no insurace. I have a car payment ($300 per month), car insurance ($90 per month), utilities ($290 per month) plus my mortgage ($700 per month). I made $37,000 in 2008. I've cut costs for me the last 3 years to the extreme. My only indulgence is paying for my commute to work ($50 per week, 50 weeks per year). Right now I have the following credit cards that need to be paid of: $7600 balance with $8000 limit (used to have 10k limit, used for surgery and after care) it's a major credit card. Have been paying $300-$220/month last 2 years $7900 with $8000 limit (used to have 10k limit, used for surgery and after care)major credit card. Have a hard time makign min. payments, $200-$200 per month $1600 with $2500 limit (haven't used it in 2 years)- dept. store $50/month $800 with $1200 limit (haven't used it in a year)gas card $30 per month min. payment due $90 with $400 limit (haven't used it in a year)dept. store $10 min payment per month. $600 with $1200 limit (haven't used it in a year) dept. store $30 per month payment. Based on this info, which ones should I concentrate on paying down, the large balances or the smaller balances first? My Husband & I have his mom living in our finished basement, which is as large as the house. His sister has always claimed her. We pay her utilities & food, (roof over her head). His sister lives with us pays her way. What happens if we claim his mom and sister does? I would file first but because we itemize I will have to wait for all the paperwork to come in. Open Question: Landlords ONLY Please: What State has the strongest Landlord Rights?
I have been a landlord in Los Angeles for many years and I am sick to death of the loser tenants and the states willingness to allow them to hold property hostage when they don't comply with their contractual agreements. The latest is this jerk who moved in on a month to month rental of a room in a large home (10 bed, 4bath) at 800/mo plus a share of the utilities. His utilities were 63.00 for himself and 63.00 for his girlfriend and he owed 400.00 on an 800.00 deposit which he agreed to pay on the 1st of this month. He failed to pay the remaining deposit and is now failing to pay his utilities. I am sick of the California BS. It costs approximately 1500.00 and takes up to 12 weeks to actually evict this ah-ole. Where can I invest (what state) that actually protects a property owner? Does one exist? I really want to hear from other landlords, please. Thanks for reading. (more...)

Open Question: What is the best available Disc Cleaner?
So I have been sorting out old CD's and DVD's and have found many are dusty, scratched etc. I used to have a disc cleaner ages ago but I think it broke, and I'd like another. What is the best disc cleaner (By disc cleaner I mean an actual device that cleans discs, not an application for my hard drive). I have seen many Game stores have their own utilities. One guy in a game store claimed that many of the disc cleaning utilities are crap compared to the large device they use. I know they aren't going to say they are better than what they use, but is their a lot of difference. And can I purchase any devices as good as the ones they use? (more...)

Open Question: Are their laws governing the utility bill frequency?
I live in an apartment and my electric company bills me VERY infrequently. Sometimes I won't get a bill for 3 months, and then I'll get 2 bills in 2 weeks. Because of the unpredictable schedule, it's impossible for me to monitor my electric (heat) consumption. I likely won't get a bill for the winter months until March or April. Also, when I get the bills, they are obviously for relatively large amounts and demand payment immediately. I've called them many times, and they blame my landlord & management company.
