Voting Question: urgently need help please some1?
Henrietta and Vicky are two neighbours who live in the hamlet of Great Meadow. Both are experiencing problems in respect of their land and decide to visit Mr Jury, the local solicitor, to seek his advice. The issues are as follows: Three weeks ago, Fred, who was the sole registered proprietor of Woodland Lodge, sold and transferred his property to Henrietta. Following completion of the sale, Henrietta discovered two other people in occupation of certain buildings on the land. Mr Jones, who was in occupation of a small cottage located behind the stables, claimed to have a monthly tenancy granted three years ago; and Mr Wood, the village carpenter, produced a deed which showed that he had a 21-year lease of an outbuilding in the grounds with 16 years remaining. Both parties claim that their agreements with Fred are binding on Henrietta and have refused to vacate their respective premises. Later, Henrietta encountered another neighbour, Mr Brown as he ambled across the overgrown field at the back of the stables. When Henrietta confronted Mr Brown, he informed her that Fred had granted him the right to use the field as a short cut to the village church over his land about 15 years ago, and that his wife and himself, being regular churchgoers, had exercised the right of way at least twice a week. Henrietta was furious as she had earmarked this part of the land to build a self-contained flat for her disabled sister, Rosa. Finally, Annabelle, Fred?s grandmother turned up at the property and claimed that she had financed half of the purchase price when Fred acquired Woodland Lodge 22 years ago. She explained that she had resided in the property with Fred and had been unaware of his plans to sell the property. At the time of the sale she had been in London looking after her sister who had recently been discharged from hospital. She now wishes to claim her share of the property. Advise Henrietta on the factors that will determine which, if any, of the above matters will be binding upon her. Please state how your answer would differ if the land, upon sale, had been unregistered (Only deal with Land Registration issues not easements or covenants) THANK YOU!! (more...)

Resolved Question: Honeymoon in San Antonio... any ideas?
In a week and a half I will be married to my fiance and we will be going on a honeymoon to San Antonio. While I already have lodging taken care of (a B&B near the Alamo), I was wondering if anyone--especially locals-- have any suggestions for attractions, restaurants, etc. that I may not be aware of. Things that only happen in late December/early January would appreciated, as well as local secrets or new businesses. Thanks in advance! I want to make this a trip to remember for my new wife!
